ACTION REQUEST

Consider approval of an ordinance to permanently rezone the property at 3415 25th Avenue North, Texas City, from District "A-1" (Single Family Residential) to District "E" (General Business) to develop the property with one single-store 4500 sq. ft. retail building as a convenience store with 5 fuel pumps (Exxon) and with capabilities for retail lease space. Being 0.689 acres, Lot 1 of Lollis-Gebhart S/D.

BACKGROUND (Brief Summary)

The City Commission held a public hearing and gave the subject property preliminary rezoning approval on November 17, 2021. The Planning Board gave Development Plan approval to said development on May 16, 2022. The Building Official advises a building permit has been requested on June 30, 2022 to construct the convenience store and fuel pumps in accordance with the application for the zoning change. The preliminary zoning approval is ready to be made permanent and the zoning classification for the subject location changed to District "E" (General Business) and the zoning map amended accordingly. 

RECOMMENDATION

Based on the records of the Building Official, the City Engineer/Director of Transportation & Planning recommends approval of the ordinance to make the rezoning permanent.
