PROBLEM/ISSUE STATEMENT

The purpose of this plat is to relocate an access easement/driveway location on Main Street.  The owner of the proposed BDC Heights Subdivision is constructing a commercial building.  This property is located at the corner of Main Street and Hansen Lane.  There are two lot accesses; one from Hansen Lane and one from Main Street.  The access on Hansen will remain in place.  There is a no access strip along Main Street except where the existing access is located.  The property owner would like to move the access opening further away from the corner of Hansen Lane and Main Street.  The owner submitted a new plat, moving the access opening to better accommodate the site.  This has been evaluated by Engineering to be sufficient and is being evaluated by the Montana Department of Transportation.  A no access strip is an easement and can be altered by City Council and any approval is contingent upon approval from the Montana Department of Transportation.   

ALTERNATIVES ANALYZED

The Council may:
  • Approve the plat of BDC Heights Subdivision, or
  • Do not approve the plat of BDC Heights Subdivision.

FINANCIAL IMPACT

There is no financial impact associated with approval of this plat amendment.

RECOMMENDATION

Staff recommends that the City Council approve BDC Heights Subdivision plat relocating the access easement/driveway.
