PROBLEM/ISSUE STATEMENT

The final plat for Copper Ridge Subdivision, 4th Filing is being presented to Council for approval. On May 14, 2012, the City Council conditionally approved the platting of this 25-lot subdivision. The subject property is generally located north of Rimrock Road, and east of 70th Street West. The property is zoned Residential-7000-Restricted and single-family residences are proposed for the lots.  The owner is Copper Ridge Development Corp., and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Copper Ridge Subdivision, 4th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots will be developed for residential uses which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Copper Ridge Subdivision, 4th Filing.
