PROBLEM/ISSUE STATEMENT

The final plat for Ironwood Estates Subdivision, 5th Filing is being presented to Council for approval. On June 13, 2011, the City Council conditionally approved the platting of this 102-lot subdivision. The subject property is generally located on the north side of Ironwood Boulevard and west of Aspenridge Drive in Ironwood Estates Subdivision. The property is zoned Residential-9600 and the proposed lots will be developed with single-family residences.  There are concurrent applications for reconfiguration of previously platted streets and parkland being considered at this Council meeting.  The owner is Regal Land Development, Inc. and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Ironwood Estates Subdivision, 5th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots will be developed with residential uses which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Ironwood Estates Subdivision, 5th Filing.
