PROBLEM/ISSUE STATEMENT

The final plat for High Sierra Subdivision, 5th Filing is being presented to Council for approval. On October 27, 2008, the City Council conditionally approved the platting of this major subdivision until October 27, 2011. Last year at the request of the subdivider, Council granted an extension to the three-year time limit for preliminary plat approval, keeping the preliminary approval active until October 27, 2012. 

The subject property is located on the north side of Matador Avenue near High Sierra Boulevard in the Heights. This phased subdivision creates 22 new lots for single family residences and 6 large lots that will be redeveloped as future filings into up to 51 single-family lots, for a total of 73 new single family residential lots. The property is zoned Residential-7000-Restricted (R-70-R).  The owner is High Sierra II, LLC, and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of High Sierra Subdivision, 5th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

If the City Council approves the final plat, the newly created lots will be developed with residential uses which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of High Sierra Subdivision, 5th Filing.
