PROBLEM/ISSUE STATEMENT
The final plat for Lake Hills Subdivision, 1st Filing, Amended Lot 4A, Block 2, is being presented to Council for approval. On July 5, 2012, City staff held a pre-application meeting with the applicant to discuss the creation of a two-lot subdivision of 1.83 acres of land. It was determined at that time that the subdivision qualifies for the expedited plat review process, which allows, under certain conditions, subdivisions creating just two lots to skip submitting a preliminary plat and to proceed directly to final plat review.
The subject property is generally located at the southeast corner of Gleneagles Boulevard and Pebble Beach Road in the Heights. The property is zoned Community Commercial and multi-family residences are proposed for Lot 4A-2 while development plans for Lot 4A-1 are not certain at this time. The owner is Ron S. Hill Living Trust, and the representing agent is Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Lake Hills Subdivision, 1st Filing, Amended Lot 4A, Block 2. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-305(F).
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Lake Hills Subdivision, 1st Filing, Amended Lot 4A, Block 2.
