PROBLEM/ISSUE STATEMENT
The final plat for Josephine Crossing Subdivision, 4th Filing, is being presented to Council for approval. On August 12, 2013, the City Council conditionally approved the preliminary plat of this 29-lot subdivision. The subject property is generally located south of Elysian Road, and east of Mullowney Lane, adjacent to the previous filings of Josephine Crossing Subdivision. The property is zoned Planned Development (PD) and the proposed residential lots will be developed in substantial compliance with the previously approved Planned Development Master Plan. The owner is McCall Development, Inc. and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Josephine Crossing Subdivision, 4th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Josephine Crossing Subdivision, 4th Filing.
