PROBLEM/ISSUE STATEMENT

The final plat for Emma Jean Heights Subdivision, 2nd Filing, is being presented to Council for approval. On September 23, 2013, the City Council conditionally approved the preliminary plat of this 38-lot subdivision. The subject property is generally located west of Bitterroot Drive and south of Wicks Lane in the Heights.  The property is zoned Residential-7000 (R-70) and the proposed residential lots will be developed with single-family residences.  The owner is Felton Associates, Inc. and the representing agent is Interstate Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Emma Jean Heights Subdivision, 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Emma Jean Heights Subdivision, 2nd Filing.
