PROBLEM/ISSUE STATEMENT
The final plat for Zimmerman Trail Subdivision, Amended Lot 11A, is being presented to Council for approval. On April 8, 2013, the City Council conditionally approved the preliminary plat of this 2-lot subdivision. The subject property is generally located on the south side of Highway 3 just east of Zimmerman Trail. The property is zoned Residential-9600 (R-96) and the previously platted 2.3-acre lot will be divided and developed with single-family residences. The owner is Kincaid Land, LLC and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Zimmerman Trail Subdivision, Amended Lot 11A. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Zimmerman Trail Subdivision, Amended Lot 11A.
