PROBLEM/ISSUE STATEMENT

The final plat for Price Subdivision is being presented to Council for approval. On February 10, 2014, the City Council preliminarily approved  this proposed 5 lot minor subdivision.  It is proposed for private, high end residential development.  The proposed subdivision is located east of Ironwood Subdivision and north of Yellowstone Club Estates.  The property is zoned Residential 9600 (R-96). The owners are Larry and Amy Price, and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Price Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Price Subdivision.
