PROBLEM/ISSUE STATEMENT

The final plat for Sartorie Subdivision, 1st Filing is being presented to Council for approval.  On June 23, 2014, the City Council conditionally approved the preliminary plat of this 11-lot subdivision. The 2.995-acre subject property is generally located  on the northwest corner of Khyl Lane and Hawthorne Lane in the Billings Heights. The property was formerly used for farming by the Sartorie family.  The land is zoned Residential-7000 (R-70).  Eleven new residential lots are proposed, and parcels to the north will be further developed in the future.  The owners are Richard and Mae Sartorie, and the representing agent is Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Sartorie Subdivision, 1st Filing. If the Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed, which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Sartorie Subdivision, 1st Filing.
