PROBLEM/ISSUE STATEMENT
The final plat for Lenhardt Square Subdivision, 3rd Filing, is being presented to Council for approval. On January 12, 2015, the City Council gave preliminary plat approval to this 2-lot subdivision. The 25.186-acre property is located on the north side of King Avenue West and west of South 44th Street West. It is legally described as Tract 3A, Certificate of Survey 2063. The proposed subdivision will create two lots for multi-family residential development. The owner is Stock Land Properties Inc. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Lenhardt Square Subdivision, 3rd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed and may increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of the Lenhardt Square Subdivision, 3rd Filing.
