PROBLEM/ISSUE STATEMENT

The final plat for Copper Ridge Subdivision, 6th Filing is being presented to City Council for approval. On May 23, 2016, the City Council preliminarily approved the plat for Copper Ridge Subdivision, 6th Filing. The plat contains 60 lots on approximately 13.359 acres of land for residential development. The property is zoned Residential-7000-Restricted, which allows only single family residences. The proposed subdivision is located on the north side of Rimrock Road and east of 70th Street West.   This filing will complete the Copper Ridge Subdivision.  The owner is the Copper Ridge Development, Corp. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Copper Ridge Subdivision, 6th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the subject property may further develop under private ownership, resulting in additional tax revenues.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Copper Ridge Subdivision, 6th Filing.
