PROBLEM/ISSUE STATEMENT
The final plat for the Harmony Meadows Subdivision, 2nd Filing, is being presented to City Council for approval. On March 28, 2016, the City Council approved this preliminary plat which will create 22 lots from an 89.19 acre parcel of land. The parcel is generally located on the southwest corner of Mullowney Lane and Elysian Road. The subject property is legally described as Lots 1 and 2, Block 1, of Harmony Meadows Subdivision and is zoned Highway Commercial, Community Commercial and Residential Multi-Family Restricted. This subdivision is proposed to be a mix of housing and commercial uses. The housing is proposed on the south part of the subdivision with the commercial areas along Elysian Road. The owner is Harmony Meadows, LLC and the representing agent is Performance Engineering and Consulting. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of Harmony Meadows Subdivision, 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of the Harmony Meadows Subdivision, 2nd Filing.
