PROBLEM/ISSUE STATEMENT
The final plat for Trails West Subdivision, 1st Filing, is being presented to Council for approval. On July 13, 2009, the City Council conditionally approved the creation of 74 lots on approximately 67 acres of land. The subject property is located on the south side of Grand Avenue, between 56th Street West and 60th Street West. The property is zoned Residential-9600 (R-96) and Residential 6000-Restricted (R60-R), and will be developed in single-family housing in four phases. This is the first filing of a multi-filing development.
The Planning Division and other applicable City Departments have reviewed this final plat and find that the plat and supporting documents conform to the conditions of preliminary plat approval and comply with MCA 76-3-611 and BMCC Section 23-307. Upon City Council approval, the plat and supporting documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Trails West Subdivision, 1st Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the subject property may further develop, resulting in additional tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Trails West Subdivision, 1st Filing.
