PROBLEM/ISSUE STATEMENT
The final plat for the Coal Creek Subdivision, is being presented to City Council for approval. This plat will create 17 lots from a 38.52 acre parcel of land. The parcel is generally located on the northwest corner of the intersection of Rimrock Road and 62nd Street West. The property is legally described as Parcel 6A, Certificate of Survey 2465. The lots are zoned Residential Multi-family and Community Commercial. The owner is Magnus Land Development, and the representing agent is Performance Engineering and Consulting. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may:
- Approve the final plat of Coal Creek Subdivision; or
- Not approve the final plat of Coal Creek Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA, Section 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.
RECOMMENDATION
Planning staff has determined that all conditions of approval have been met, therefore, staff recommends the City Council approve the final plat of Coal Creek Subdivision.
