PROBLEM/ISSUE STATEMENT
The final plat for Copper Ridge Subdivision, 7th Filing is being presented to City Council for approval. The subject property is located north or Rimrock Road and is on both sides of 70th Street West. The land is zoned Residential 7000 and Residential 5000 and is proposed for residential development. The representing agent is Sanderson Stewart, and the owner is Copper Ridge West, Inc. The proposed plat received preliminary approval on November 13, 2017. Staff has determined the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of Copper Ridge Subdivision, 7th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Copper Ridge Subdivision, 7th Filing.
