PROBLEM/ISSUE STATEMENT

The final plat for Amended Lot 2, Block 4 Claimstake Subdivision, is being presented to City Council for approval. The subject property is generally located between Enterprise Avenue and Overland Avenue, west of South 24th Street West. The land is zoned Controlled Industrial and is proposed for commercial development.  The representing agent is EEC Engineering, and the owner is Timothy and Tracey Eastwood. The proposed plat received preliminary approval on January 8, 2018. Staff has determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or disapprove the final plat of Amended Lot 2, Block 4, Claimstake Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Amended Lot 2, Block 4, Claimstake Subdivision.
