PROBLEM/ISSUE STATEMENT
The final plat for Riverfront Pointe Subdivision, Amended Lot 16, Block 10, is being presented to Council for approval. On June 14, 2010, the City Council conditionally approved 5 lots on approximately 1.48 acres of land for single-family residential development. The subdivision is zoned Highway Commercial (HC) and is located on the south side of Sacagawea Drive and east of the intersection of Mullowney Lane and Elysian Road. The lot currently is vacant and was originally intended for condominium development. The owner is Riverfront Point, LLC, and the representing agent is Sanderson Stewart.
The Planning Division and other applicable City Departments have reviewed this final plat and find that the plat and supporting documents conform to the conditions of preliminary plat approval and comply with MCA 76-3-611 and BMCC Section 23-307. Upon City Council approval, the plat and supporting documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Riverfront Pointe Subdivision, Amended Lot 16, Block 10. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, five additional dwellings will be built on the property and will result in increased tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Riverfront Pointe Subdivision, Amended Lot 16, Block 10.
