RECOMMENDATION
Staff recommends that the City Council approve and award the low bid of $120,000 provided by Automatic Doors of Montana for the IP 9 Building Window Replacement Project.
BACKGROUND (Consistency with Adopted Plans and Policies, if applicable)
Included in the Airport's Capital Improvement Program and FY 24 budget is the removal and installation of 58 new windows in the IP 9 Building. This building was originally constructed in the 1960s as military housing for the Air Force Base that was located on the north side of the Airport. When the Air Force decommissioned the base, the Airport took over ownership of the building and converted it into office space in order to generate additional revenue to support the Airport. Currently, a number of businesses operate out of this building to include the State Department of Environmental Quality (DEQ), State Department of Natural Resources (DNRC) and many others. The current windows are over 20 years old, have outlived their useable life and need to be replaced. Tenants within this building complain that when the wind blows it whistles and allows dirt, rain, and cold air to penetrate the offices, which makes it difficult to work. Additionally, window frames are warped and make them difficult to open and close. The work will take place this summer.

ALTERNATIVES
City Council may:

- Not Approve the award, reject all bids, and delay the project.
FISCAL EFFECTS
The low bid for this project is $120,000 and funding was budgeted and is available in the Airport's Capital Account.
