PROBLEM/ISSUE STATEMENT

The final plat for Amended Lot 3, Block 4, Burlington Northern Subdivision, 14th Filing is being presented to Council for approval. On January 24, 2011, City Council conditionally approved the preliminary plat for this two-lot subdivision. The subject property contains approximately 1.25 acres on the east side of Barnard Street, south of Monad Road. It is being used for commercial and industrial development and has one building on the northern half. The property owners are Herbert and Geraldine Mangis, Inc., and the agent is the Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Amended Lot 3, Block 4, Burlington Northern Subdivision, 14th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the creation of and subsequent development on the additional light industrial lot may result in an increase in property tax revenues.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Amended Lot 3, Block 4, Burlington Northern Subdivision, 14th Filing.
