PROBLEM/ISSUE STATEMENT
The final plat for Twin Oaks Subdivision, 2nd Filing is being presented to Council for approval. On March 14, 2011, City Council conditionally approved the preliminary plat for this 55-lot subdivision. The proposed subdivision re-plats five large lots into 53 lots for single-family residential uses and preserves two large lots for development in the future, likely as a 3rd Filing. The subject property is located on the south side of Wicks Lane, west of Lake Elmo Road. The property is zoned Residential-5,000 (R-50) and Residential-6,000 (R-60). The subdivider is Twin Oaks, Corporation, and the agent is Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Twin Oaks Subdivision, 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the creation of 53 additional residential lots will result in an increase in property tax revenues as the homes are built.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Twin Oaks Subdivision, 2nd Filing.
