PROBLEM/ISSUE STATEMENT
The final plat for Josephine Crossing Subdivision, 2nd Filing is being presented to Council for approval. On August 22, 2011, the City Council conditionally approved the platting of this 36-lot subdivision. The subject property is generally located south of Elysian Road, and east of Mullowney Lane, adjacent to the existing Josephine Crossing Subdivision. This second filing creates 34 new lots for residential and neighborhood commercial development, a large private park lot, and one large remainder lot for future development. The property is zoned Planned Development (PD) and the proposed lots would be developed in substantial compliance with the previously approved Planned Development Master Plan. The owner is McCall Development and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Josephine Crossing Subdivision, 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed with residential and commercial uses which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Josephine Crossing Subdivision, 2nd Filing.
