PROBLEM/ISSUE STATEMENT
The final plat for Whisper Ridge Subdivision is being presented to Council for approval. On August 22, 2011, the City Council conditionally approved the platting of this 25-lot subdivision. The subject property is located on the northwest corner of Rimrock Road and Clear View Drive. This phased subdivision creates 24 new lots for single family residences and one large lot for detached single-family condominiums. The property is zoned Residential-9600 (R-96). The owners are Douglas and Joann Dalhberg Living Trust and Buscher Construction and Development, and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Whisper Ridge Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
If the City Council approves the final plat, the newly created lots will be developed with residential uses which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Whisper Ridge Subdivision.
