PROBLEM/ISSUE STATEMENT
The final plat for Copper Ridge Subdivision, 3rd Filing is being presented to Council for approval. On May 14, 2012, the City Council conditionally approved the preliminary plat of this 23-lot subdivision. The subject property is generally located on the north side of Rimrock Road, east of 70th St. West. This third filing creates 18 new lots for single-family residences, and five larger remainder lots for future development. The property is zoned Residential-7000-Restricted. There is a concurrent application for reconfiguration of previously dedicated parkland being considered at this meeting as well. The owner is Copper Ridge Development, Corp., and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Copper Ridge Subdivision, 3rd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed with residential uses which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Copper Ridge Subdivision, 3rd Filing.
