PROBLEM/ISSUE STATEMENT
The final plat amending the South 100 feet of the North ½ of Lot 4, Block 14, Sunnyside Subdivision, 3rd Filing is being presented to Council for approval. On August 13, 2009, the Planning Division held a pre-application meeting for this proposed subdivision where City staff and other agencies reviewed the proposal. It was determined at the meeting that this subdivision qualifies for “expedited review.” According to the City Subdivision Regulations, Section 23-305, proposed subdivisions creating no more than 2 lots on land previously subdivided prior to 1973 may qualify for the expedited review process, if certain conditions are also met. This process allows a subdivider to skip the preliminary plat review process, and go straight to the final plat review following a pre-application meeting.
This subdivision will create two lots at 1018 North 22nd Street. The property currently has two single-family homes located on it. The subdivision will split the existing 14,011 square foot lot in half, leaving each residence on its own lot. The property is zoned Residential-7000. The subdivider is Gary Zaccagnini and the representing agent is Bighorn Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

FINANCIAL IMPACT
Should the City Council approve the final plat, the subject property will be split into two separate taxable parcels.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Sunnyside Subdivision, 3rd Filing, Amending the South 100 feet of the North ½ of Lot 4, Block 14.
