PROBLEM/ISSUE STATEMENT

The final plat for High Sierra Subdivision, 7th Filing, is being presented to Council for approval. On June 24, 2013, the City Council conditionally approved the preliminary plat of this 50-lot subdivision. The subject property is generally located north of Wicks Lane, west of High Sierra Boulevard, on both sides of Benjamin Boulevard in the Heights. The property is zoned Residential-7000-Restricted and single-family residences are proposed. The owner is High Sierra II, Inc. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of High Sierra Subdivision, 7th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of High Sierra Subdivision, 7th Filing.
