PROBLEM/ISSUE STATEMENT
The final plat for Amended Lot 21, Block 3, and Lot 21, Block 4, Twin Oaks Subdivision, 2nd Filing is being presented to Council for approval. On December 17, 2012, the City Council conditionally approved the preliminary plat of this 23-lot subdivision. The subject property is generally located south of Wicks Lane, west of Twin Oaks Drive on both sides of Watson Peak Road. The property is zoned Residential-6000 and Residential-5000 and single-family residences are proposed. The owner is Twin Oaks Corporation and the representing agent is Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Twin Oaks Subdivision, 2nd Filing, Amended Lot 21, Block 3, and Lot 21, Block 4. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots will be developed which will increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Twin Oaks Subdivision, 2nd Filing, Amended Lot 21, Block 3, and Lot 21, Block 4.
