PROBLEM/ISSUE STATEMENT

The final plat for Circle Fifty Subdivision, Amended Lot 9A, Block 9 is being presented to Council for approval. On October 27, 2014, the City Council preliminarily approved this 2-lot subsequent minor subdivision.  The subdivision is located on the north side of Avenue C, just west of 38th Street West.  The 19,200 square-foot property is zoned Residential 7000 (R-70) and two duplex townhomes are proposed, one on each lot. The owner is Tvetene Kenmark, LLC,  Mark Allen, Managing Partner, and the surveyor is Montana Meridian Surveying. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Circle Fifty Subdivision, Amended Lot 9A, Block 9. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC, Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be developed, which will increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Circle Fifty Subdivision, Amended Lot 9A, Block 9.
