PROBLEM/ISSUE STATEMENT
The final plat for the Amended Plat of Central Heights Subdivision 2nd Filing, is being presented to Council for approval. On February 13, 2015, the owners submitted this plat for review as an expedited plat creating two lots from a 0.90 acre parcel of land. The parcel is located between Lexington Drive and South Santa Fe Drive along Central Avenue. The subject property is legally described as Lot 1, Block 1 of the Central Heights Subdivision, 2nd Filing and is the site of the former Mongolian Grill and the current location of Tire Rama. The proposed subdivision will create two lots for commercial spaces; Lot 1A is the location of Tire Rama and Lot 1B is the former location of Mongolian Grill. The owner is U.S. Bank Trust National Association MT; Penny Doak, Vice President. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Amended Plat of Central Heights Subdivision 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be sold separately and may increase tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of the Amended Plat of Central Heights Subdivision, 2nd Filing.
