PROBLEM/ISSUE STATEMENT

The final plat for the Mont Vista Subdivision, 2nd Filing is being presented to City Council for approval.  On February 23, 2015, the Council gave preliminary plat approval to this 79-lot subdivision.  The 22-acre property is generally located on the east side of 54th Street West, south of Rimrock Road.  It is legally described as Tract 2-A, Certificate of Survey 2054, Amended, and Lot 1, Block 4, Mont Vista Subdivision, 1st Filing. 

The proposed subdivision is zoned as a Planned Unit Development, and will create 78 lots for single-family residential, and one lot for open space along the Cove Ditch.  The owner is Mont Vista, LLC (Tracy Haag, Alan Lees, Rick Dorn, David Dorn and Dan Lowe, members).The representing agent is KLJ.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder. 

ALTERNATIVES ANALYZED

City Council may approve or deny the final plat of Mont Vista Subdivision, 2nd Filing.  If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be sold separately and may increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Mont Vista Subdivision, 2nd Filing.
