PROBLEM/ISSUE STATEMENT

The final plat for Amended Lot 4, Block 1, Exchange Subdivision is being presented to Council for approval.  On May 11, 2015, the City Council conditionally approved the preliminary plat of this 2-lot subdivision. The 1.82-acre subject property is generally located on the south side of 1st Avenue North between the intersections of North 12th Street and North 11th Street. The property is addressed as 1148 1st Avenue North.  The property is used for commercial purposes and has existing commercial businesses on both lots.  The land is zoned East Billings Industrial Sanctuary.  The owners are Christian Brothers Real Estate, LLC, and the representing agent is Blueline Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Amended Lot 4, Block 1, Exchange Subdivision. If the Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots will continue to provide tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of Amended Lot 4, Block 1, Exchange Subdivision.
