PROBLEM/ISSUE STATEMENT

The final plat for the Julie Jenes Subdivision is being presented to Council for approval. On February 23, 2016, the owners submitted this plat for review as an expedited plat creating two lots from a 0.49 acre parcel of land.  The parcel is located approximately 1/4 mile east of the intersection of Wicks Lane and Hawthorne Lane and has southern frontage on Wicks Lane and northern frontage on Cheryl Street.  The subject property is legally described as Tract 5, Certificate of Survey 200, Second Amended and is zoned Residential 7000.  This lot split will create a lot on the north half of the existing lot.  The northern lot will have frontage on Cheryl Street. The proposed subdivision is for residential uses.  There is currently one home on the Wicks Lane frontage.  The square footage of each lot would allow for a maximum of two residential dwelling units on each lot.  The owner is Julie Anderson and the representing agent is Pinpoint Land Surveys. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Julie Jenes Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be sold separately and may increase tax revenues for the City.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of the Julie Jenes Subdivision.
