PROBLEM/ISSUE STATEMENT

The final plat for Amended Lot 1, Block 4 of Moody Subdivision, 2nd Filing is being presented to City Council for approval. On November 16, 2015, the Planning Division received an application for preliminary plat approval for Amended Lot 1, Block 4 of Moody Subdivision, 2nd Filing. The plat contains two lots on approximately 17,360 square feet of land for residential development. The property is zoned Residential-7000. The proposed subdivision is located on the northeast corner of Bench Blvd. and Ahoy Ave.  The lot currently has one single family dwelling and a new single family dwelling is proposed for the second parcel.  The owner is Milton, LLC. The representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Amended Lot 1, Block 4 of Moody Subdivision ,2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the subject property may further develop under private ownership, resulting in additional tax revenues.

RECOMMENDATION

Staff recommends the City Council approve the final plat of Amended Lot 1, Block 4 of Moody Subdivision, 2nd Filing.
