PROBLEM/ISSUE STATEMENT
The final plat for Mattson Acres Subdivision, Amended Lot 14 is being presented to Council for approval. On March 8, 2010, the City Council conditionally approved 4 lots on approximately 1.01 acres of land. The subject property is zoned Residential 6000 (R-60) and is located on Mattson Lane, just north of the Wal-Mart store in the Heights. One of the new lots has a home on it, one has an outbuilding, and the other two are vacant. The property owners are Richard and Mary Chapman and the agent is EEC.
The Planning Division and other applicable City Departments have reviewed this final plat and find that the plat and supporting documents conform to the conditions of preliminary plat approval and comply with MCA 76-3-611 and BMCC Section 23-300. Upon City Council approval, the plat and supporting documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Mattson Acres Subdivision, Amended Lot 14. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-300.
FINANCIAL IMPACT
Should the City Council approve the final plat, the subject property may further develop, resulting in additional tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Mattson Acres Subdivision, Amended Lot 14.
