PROBLEM/ISSUE STATEMENT

The final plat for the Trails West Subdivision, 3rd Filing, is being presented to City Council for approval. On March 28, 2016, the City Council preliminarily approved this plat which will create 54 lots from a 37.187 acre parcel of land.  The parcel is generally located on the southwest corner of Grand Avenue and 56th Street West.  The subject property is legally described as Lot 1A, Block 10, of Amended Lot 1, Block 10, Trails West Subdivision, 2nd Filing, and is zoned Residential 6000 Restricted.  Residential 6000 Restricted requires a minimum lot size of 6,000 square feet and the restricted means that only single family dwellings are allowed to be built on each lot.  The owner is Dorn Wilson Development, LLC and the representing agent is Sanderson Stewart.  Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Trails West Subdivision, 3rd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of the Trails West Subdivision, 3rd Filing.
