PROBLEM/ISSUE STATEMENT

The final plat for Amended Lot 5B-1, Block 3 of Superior Homes Subdivision, is being presented to City Council for approval. On May 23, 2016, the City Council preliminarily approved the proposed plat for Amended Lot 5B-1, Block 3, of Superior Homes Subdivision. The plat contains two lots on approximately 18,730 square feet of land for residential development. The property is zoned Residential-6000. The proposed subdivision is located near the southeast corner of Lake Elmo Drive and Roxy Lane.  The lot currently has a duplex on the southern half of the property and a new single family dwelling is proposed for the second parcel.  The owner is the Ann C Bustell Revocable Living Trust. The representing agent is Eggart Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or deny the final plat of Amended Lot 5B-1, Block 3, of Superior Homes Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.

FINANCIAL IMPACT

Should the City Council approve the final plat, the subject property may further develop under private ownership, resulting in additional tax revenues.

RECOMMENDATION

Staff recommends the City Council approve the final plat of Amended Lot 5B-1, Block 3, of Superior Homes Subdivision.
