PROBLEM/ISSUE STATEMENT
The final plat for Amended Lot 8, Block 1 of Superior Homes Subdivision, is being presented to City Council for approval. On April 25, 2016, the City Council preliminarily approved the proposed plat for Amended Lot 8, Block 1, of Superior Homes Subdivision. The plat contains two lots on approximately 24,111 square feet of land; the north lot is 12,058 square feet and the southern lot is 12,053 square feet. The property is zoned Residential-6000. The proposed subdivision is located near the northeast corner of Lake Elmo Drive and Sharron Lane. The lot currently has a single family dwelling unit on the northern half of the property. The southern half will be available for residential development. R-60 zoning would allow for a single family dwelling unit or up to a five-plex with the square footage of the vacant lot. A three-plex or above would require a special review. The owners are Dylan and Kelly Durose. The representing agent is Interstate Engineering. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Amended Lot 8, Block 1, of Superior Homes Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
Should the City Council approve the final plat, the subject property may further develop under private ownership, resulting in additional tax revenues.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Amended Lot 8, Block 1, of Superior Homes Subdivision.
