BACKGROUND
The applicant is requesting a variance from 27-308 requiring a minimum lot area of 6,000 square feet to allow a minimum lot area of 5,250 square feet for the proposed boundary line adjustment and aggregation to create two (2) 5,250 square foot lots for development of single family dwellings in a Residential 6,000 (R-60) zone.
This is an older neighborhood in Billings and there are several properties in the area that are smaller than the required minimum size for the number of dwelling units constructed on them. There have been variances that have been granted in the area for single family, and multiple dwelling units, on smaller lots than what is allowed by current zoning. Some properties have obtained variances in the neighborhood while others have not. This R-60 zoned and existing 10,500 square foot parcel of land would allow two single family dwellings, or one multifamily building with up to four dwelling units by right. The owners would like to build two separate homes on two lots instead of having two seperate homes on one lot and having to establish a unit ownership townhome arrangement to have the units owned separately.
