PROBLEM/ISSUE STATEMENT
The final plat for Vandegenatche Subdivision, 2nd Filing, Amended Lot 1, Block 2, is being presented to the City Council for approval. On March 25, 2010, City staff held a pre-application meeting with the applicant to discuss the creation of a two-lot subdivision of 2.32-acres of land. It was determined at that time that the subdivision qualifies for the expedited plat review process, which allows, under certain conditions, subdivisions creating just two lots to proceed straight to final plat review. The subject property is located at 601 Main Street and was the site of Randash Auto Sales and a mini-storage complex. The two uses will be split on separate lots; the auto sales lot will be redeveloped into a new restaurant and the mini-storage will remain. The property is zoned Highway Commercial (HC). The property owners are Main Street Capital, Inc., and Edward and Linda Randash. The agent is the EEC, Inc. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Vandegenatche Subdivision, 2nd Filing, Amended Lot 1, Block 2. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-305(F).
FINANCIAL IMPACT
Should the City Council approve the final plat, a portion of the property will be redeveloped and may result in increased tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Vandegenatche Subdivision, 2nd Filing, Amended Lot 1, Block 2.
