PROBLEM/ISSUE STATEMENT
The final plat for the Annafeld Subdivision, 1st Filing, is being presented to City Council for approval. On May 23, 2016, the City Council conditionally approved this preliminary plat which will create 80 lots from a 32.72 acre parcel of land. The proposed subdivision is generally located on the south side of Elysian Road and on the west edge of the Hogan Slough. The subject property is legally described as Lot 1, Block 1, Adam and Millie Walter Subdivision, 1st Filing and is zoned Planned Development. This subdivision is proposed to be for commercial, professional office and residential uses. The owner is McCall Development, Inc., and the representing agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of Annafeld Subdivision 1st Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-307.
FINANCIAL IMPACT
If the City Council approves the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.
RECOMMENDATION
The applicant has met all conditions of approval, therefore, staff recommends that the City Council approve the final plat of the Annafeld Subdivision, 1st Filing.
