PROBLEM/ISSUE STATEMENT

The final plat for the Tule Ridge Subdivision is being presented to City Council for approval. On January 23, 2017, the City Council approved this preliminary plat which will create 5 lots from an 8.43 acre parcel of land.  The parcel is generally located on the southeast corner of Rimrock Road and 62nd Street West. The subject property is legally described as Lot 8 of Sunny Cove Fruit Farm and is zoned Community Commercial. The owner is Tule Ridge Developments and the representing agent is Performance Engineering. Staff has determined that all conditions of preliminary plat approval have been met. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED

The City Council may approve or disapprove the final plat of Tule Ridge Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC\.

FINANCIAL IMPACT

If the City Council approves the final plat, the newly created lots may be sold separately and developed, increasing the tax and assessment revenues for the City while also generating service demands.

RECOMMENDATION

Staff recommends that the City Council approve the final plat of the Tule Ridge Subdivision.
