PROBLEM/ISSUE STATEMENT
The final plat for Srite Acres, Amended Lot 3, is being presented to Council for approval. On April 1, 2010, City staff held a pre-application meeting with the applicant to discuss the creation of a two-lot subdivision of 14,000 square feet of land. It was determined at that time that the subdivision qualifies for the expedited plat review process, which allows, under certain conditions, subdivisions creating just two lots to proceed straight to final plat review.
The subject property is located at 2409 Rosewyn Lane, just south of the Poly Food Basket. The property is zoned Residential-9600 (R-96) and was granted a zoning variance on March 5, 2010, from the City Board of Adjustment to allow one single-family home per 7,000 square feet. Currently there is a single-family residence on the north half of the subject property and a second single family home is proposed for the south lot after final plat approval and recording. The property owner is Joy Culver, and the subdivider is Kincaid Land, LLC. The agent is Sanderson Stewart. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

ALTERNATIVES ANALYZED
The City Council may approve or deny the final plat of Srite Acres, Amended Lot 3. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in MCA 76-3-611 and BMCC Section 23-305(F).
FINANCIAL IMPACT
Should the City Council approve the final plat, another home will be built on the property and will result in increased tax revenues for the City.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of Srite Acres, Amended Lot 3.
