The final plat for Tierra Yellowstone Subdivision is being presented to City Council for approval. The subject property is located south of Gabel Road and west of South 32nd Street West.  The land is zoned Controlled Industrial and is proposed for commercial development.  The representing agent is Sanderson Stewart, and the owner is Red Lodge Investment, LLC. The proposed plat received preliminary approval on July 24, 2017.  Staff has determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.

The City Council may approve or disapprove the final plat of Tierra Yellowstone Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.

Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.

Staff recommends the City Council approve the final plat of Tierra Yellowstone Subdivision.
