PROBLEM/ISSUE STATEMENT
The final plat for High Sierra Subdivision, 9th Filing is being presented to City Council for approval. The subject property is located north of Annandale Road and east of Gleneagles Boulevard north of Lake Hills Golf Course in the Heights. The land is zoned Residential 7000 Restricted and is proposed for residential single family development. The representing agent is Sanderson Stewart, and the owner is High Sierra II, Inc. The proposed plat received preliminary approval on August 26, 2014. An extension was requested and granted August 17, 2017 to extend the preliminary approval to August 25, 2018. The final check print was submitted to staff on July 5, 2018 and the final Mylar was received on August 24, 2018. Staff has determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of High Sierra Subdivision, 9th Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.
FINANCIAL IMPACT
Should the City Council approve the final plat, the newly created lots may be developed, increasing the tax and assessment revenues for the City while also generating service demands.
RECOMMENDATION
Staff recommends that the City Council approve the final plat of High Sierra Subdivision, 9th Filing.
