PROBLEM/ISSUE STATEMENT
On December 12, 2018, Craig Dalton, agent for Big Sky Endeavors, LLC, applied for Final Minor plat approval for O'Malley Farms Subdivision. The proposed subdivision creates three lots from one residential lot. The subject property is generally located on the southwest corner of the intersection of O'Malley Drive and Virginia Lane. This parcel is zoned Residential 9600 and there is currently one single-family dwelling on the property. Staff has reviewed the application and determined that the proposed plat has met all the conditions of approval and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of O'Malley Subdivision. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.
FINANCIAL IMPACT
Should the City Council approve the final plat, the subject property may be developed for three lots with single-family development and may be further improved under private ownership, resulting in additional tax revenues for the City. Additional service impact would be very limited given this three-lot, infill property.
RECOMMENDATION
Staff recommends the City Council approve the final plat of O'Malley Subdivision.
