PROBLEM/ISSUE STATEMENT

On August 23, 2019, CTA submitted a request for an extension to the preliminary plat of Amended Lot 1, Bock 1, Bishop Fox Subdivision.  They are requesting an additional two years be added to the preliminary plat approval of the minor subdivision.  The subdivision was preliminarily approved on January 23, 2017 and will expire on January 23, 2020.  The two year extension requested would extend the expiration date out to January 23, 2022.  This subdivision is located on the northeast corner of the intersection of 54th Street West and Grand Avenue. The property is zoned Community Commercial and is proposed for commercial development. The property also has been through a Special Review approval process to allow a drive-thru pharmacy as part of planned future Albertson's grocery store.

ALTERNATIVES ANALYZED

The materials for the extension request were sent out to different divisions within the City to obtain comments or concerns with the extension request.  City Fire, Engineering, Public Works, Legal and Planning all reviewed the request and there were no concerns with the requested extension.  All divisions responded supporting the request for a two year extension.

The City Council may, Approve, or Disapprove the request for extension.  Disapproval would require City Council to review and make their own determinations using the extension criteria attached to this staff report.

FINANCIAL IMPACT

This extension request will have no direct financial impact on the Planning Division.

RECOMMENDATION

City Staff recommends approval of the requested extension to the preliminary plat of Amended Lot 1, Block 1, Bishop Fox Subdivision.
