PROBLEM/ISSUE STATEMENT
On February 6, 2020, Performance Engineering, LLC, agent for Arrowhead Investments Corp, applied for Final Minor plat approval for MK Subdivision, 2nd Filing. The proposed subdivision creates 3 lots from a single lot for commercial development. The subject property is generally located on the northwest corner of the intersection of Grand Avenue and 54th Street West. The property is PUD with underlying zoning of Neighborhood Commercial. Staff has reviewed the application and determined that the proposed plat has met all the conditions of approval, including bonding for the trail along the north property line, and is forwarding a recommendation of final approval to the City Council. Upon City Council approval, these documents are appropriate as to form for filing with the Clerk and Recorder.
ALTERNATIVES ANALYZED
The City Council may approve or disapprove the final plat of MK Subdivision, 2nd Filing. If the City Council chooses to deny the final plat, it must base the denial on the criteria outlined in Section 76-3-611, MCA, and Section 23-307, BMCC.
FINANCIAL IMPACT
The final plat of this subdivision will have no financial impact on the Planning Division.
RECOMMENDATION
Staff recommends the City Council approve the final plat and SIA of MK Subdivision, 2nd Filings.
