RECOMMENDATION
The City Council, after conducting a public hearing, approved on first reading this zone change by unanimous vote and adopted the findings of the 10 criteria during its August 24, 2020 meeting. Staff recommends Council approve Zone Change 980 on second reading, including adoption of the 10 criteria.
BACKGROUND (Consistency with Adopted Plans and Policies, if applicable)
This is a zone change request from Entryway General Commercial (EGC) to Neighborhood Commercial (NC), on Block 5, Lot 1, (less N 110 ft & less 7,847.3 ft for King Ave.), Pinnick Sub. 3rd Filing, and Lot 24 (S 310 ft) of Sugar Subdivision, a 4.418 acre parcel of land. A pre-application neighborhood meeting was held on Monday, June 29, 2020 at 7:00 pm, at 759 Newman Lane. Tax ID: A20196 & D01587. This property is generally located on the northeast corner of the intersection of King Avenue East and Newman Lane. It is on the north side of King Avenue East across from the location of the Cabela’s store.
ALTERNATIVES
City Council may:
- Approve the zone change and adopt the findings of the 10 criteria.
- Deny the zone change and adopt different findings of the 10 criteria
- Allow the applicant to withdraw the zone change; or
- Delay action on the zone change request for up to 30 days.
