RECOMMENDATION
City Staff recommends approval of the requested extension to the preliminary plat of Amended Lots 7-17, Coal Creek Subdivision.
BACKGROUND (Consistency with Adopted Plans and Policies, if applicable)
On March 25, 2021, Cushing Terrell submitted a request for an extension to the preliminary plat of Amended Lots 7-17, Coal Creek Subdivision. They are requesting an additional two years be added to the preliminary plat approval of the major subdivision. The subdivision was preliminarily approved on June 25, 2018, and will expire on June 25, 2021. The two-year extension requested will extend the expiration date out to June 25, 2023. This subdivision is located on the northwest corner of the intersection of 62nd Street West and Rimrock Road. The property is zoned CMU2-Corridor Mixed Use 2 and is proposed for commercial development.
The materials for the extension request were sent out to different divisions within the City to obtain comments or concerns with the extension request. City Fire, Engineering, Public Works and Planning all reviewed the request and there were no concerns with the requested extension.
The review criteria for the extension request is provided as an attachment to this report.
ALTERNATIVES
The City Council may, Approve, or Disapprove the request for extension. Disapproval would require City Council to review and make their own determinations using the extension criteria attached to this staff report.
FISCAL EFFECTS
This extension request will have no direct financial impact on the Planning Division.
